What This Tool Does

TROV Blueprint is a two-stage residential real estate underwriting tool for 1–4 unit income-producing properties. Stage 1 screens deals at the acquisition level to determine whether the numbers work before committing to full analysis. Stage 2 projects the deal forward through a full hold period of up to 30 years including refinance events, equity flow, and complete return metrics.

Stage 1 — Deal Screener

The screener gives you a fast acquisition-level verdict across three loan types — Conventional, FHA, and DSCR. Key outputs include:

  • Net Operating Income and cash flow
  • Cap rate and cash-on-cash return
  • DSCR and debt yield
  • Breakeven occupancy and breakeven rent
  • LTV and cash to close
  • Deal verdict — Strong Deal, Investigate, or No Deal based on your thresholds
  • Sensitivity analysis across Best, Base, Worst, and Stress scenarios

Stage 2 — Underwriting Engine

The underwriting engine takes your screened deal and models the full hold period. Key outputs include:

  • Full hold-period proforma with individual expense line items each growing at their own rate
  • Month-by-month amortization schedule with loan status tracking
  • Refinance engine — three-constraint loan sizing cascading through all downstream calculations
  • Property value tracking using cap rate on NOI or fixed appreciation rate
  • Equity flow separated by loan era with net rollable equity
  • Capital recovery with simple and discounted payback milestones
  • Exit modeling with sale costs and net proceeds
  • Leveraged IRR, IRR from operations only, NPV, equity multiple, discounted equity multiple
